CERTIFICATE OF HABITABILITY
WHAT IS THE "CERTIFICATE OF HABITABILITY"?
The certificate of habitability is the document that proves that a house, premises or residential building complies with the minimum conditions of habitability required (minimum dimensions, hygiene, ventilation, facilities ...) and therefore is suitable to lodge people and be assigned to residence or to be used as a premise.
It also serves to:
- To register the services of water, electricity, gas, telecommunications and other services.
- Make rental or sale agreements for a home or premises.
- Vacation rentals
How to get it?
3 ways
1. RENEWAL
If you have the old certificate (it is valid for 10 years)
Documents to be contributed by the client:
- Old certificate copy
- Real estate copy or simple note copy
- In case that you do not have the old certificate and your house was built before 1987, a recent copy of the electricity bill is required.
2. FIRST OCCUPATION
For new buildings or after a major renovation.
Documents to be contributed by the client:
- Copy and original of the end of the work
- Real estate copy copy or simple note
3. LACK
For buildings built before 1987 that do not have a certificate.
Documents to be contributed by the client:
- Urban certificate
- Real estate copy or simple note copy
- If you do not have the urban certificate, we can get it

Process for obtaining the certificate of habitability
1. VISIT TO THE HOUSING OR LOCAL
Taking of photography, visual inspection and data collection.
2. OFFICE WORK
Preparation of the necessary documentation to obtain the habitability certificate.
3. REGISTRATION AND DELIVERY OF THE CERTIFICATE
Registration in the Consell de Mallorca and delivery to the client.
